Hearing Notices

THE JEROME COUNTY BOARD OF COUNTY COMMISSIONERS WILL HOLD A PUBLIC HEARING on October 2, 2023 at 5:30 p.m., in the Jack Nelsen Conference Room, 300 North Lincoln Room 306, Jerome, Idaho, for the purpose of RECEIVING PUBLIC COMMENT on amendments to the Jerome County Zoning Ordinance, Chapters 2, 3, 4, 5, 6, 8, 9, 13, and 14. The proposed amendments will add Chapter 9, Recreation Zones, to create new zones and regulations in order to replace the current Preservation Zone as supported by the Jerome County Comprehensive Plan. The Recreation Zones border or surround corresponding Special Sites and allow a versatile array of residential and commercial Land Uses. Added, deleted, and updated definitions are being proposed in Chapter 2 to support the addition of the Recreation Zones, define “Hardship Dwelling”, and to update outdated definitions or remove inapplicable definitions. Amendments to Chapters 3, 4, and 13 will remove the Preservation Zone, replacing it with the Recreation Zones. The Recreation Zones are defined in Chapter 4. Chapters 5 and 6 will be amended to reflect the addition of the Recreation Zones and removal of the Preservation Zone as well as to address Recreational Vehicles used as residences. The proposal will add definitions for “Special Site Subdivision” and “Special Site Land Division” in Chapters 8 and 14 and will address subdivision and land division requirements for the Recreation Zones as well as required divisions for rezones on a part of a parcel. Spelling errors and minor corrections are also proposed throughout the identified chapters.

 

In addition to the text amendments, amendments to the Jerome County Zoning Map are also being proposed to establish the new Recreation Zones and to remove all Preservation Zones. The areas being proposed are summarized as follows by section, township, and range:  

Located along the southern boundary of the entire County of Jerome more precisely described as: Beginning in Township 09 South, Range 16 East of the Boise Meridian (EBM) in Sections 17, 16, 15, 14, 22, 23, and 24, then progressing east in Township 09 South, Range 17 EBM in Sections 19, 20, 21*, 22, 23, 24, 25*, 26*, 27*, 28, 29, 30, 33, 34, 35, and 36; continuing east in Township 09 South, Range 18 EBM in Sections 30, 29, 28, 33, 32, and 31; then in Township 10 South, Range 18 EBM in Sections 04, 03, 10, 11, and 12; continuing east in Township 10 South, Range 19 EBM in Sections 7, 8, 18, 17, 16, 15, 22, 23, 24, 25, and 36; continuing east in Township 10 South, Range 20 EBM in Sections 31, 33, 34, 35, and 25; Township 11 South, Range 20 EBM in Sections 06, 05, and 04; continuing east Township 10 South, Range 21 EBM in Sections 30, 29, 28, 26, 25, 24, 23, 22, 13, and 14.

Located around the Wilson Lake recreation area more precisely described as: North of Wilson Lake, Township 09 South, Range 20 EBM in Sections 19, 20, 21, 27, 28, 29, and 30; South of Wilson Lake, Township 09 South, Range 20 EBM in Sections 27, 28, 29, and 30.

And,

Located around Wilson Butte Caves more precisely described as: Township 07 South, Range 19 EBM in Section 27*.

And,

Located around the Minidoka National Historic Site more precisely described as: Township 08 South, Range 19 EBM in Sections 32 and 33; Township 09 South, Range 19 EBM in Sections 04 and 05.

Those wishing to present WRITTEN COMMENT for the Commission’s consideration on the proposed amendment(s) shall mail or hand-deliver written comment(s) to the Jerome County Planning and Zoning Office 7 days prior to the scheduled hearing. In order for documentary evidence to be considered after the deadline or at the hearing, 4 copies must be provided. Interested persons are invited to attend and shall have an opportunity to be heard. Each person shall have 5 minutes. A complete copy of the proposed changes to the identified chapters and zoning map can be viewed in their entirety at the Jerome County Planning and Zoning Office between 8:30 a.m. and 4:30 p.m. weekdays; at the Jerome City Library; or on the Jerome County Website, www.jeromecountyid.us. Any person needing special accommodations to participate in the above noticed hearing should contact the Planning and Zoning Office by mail or by phone, 208-324-9116, 7 days prior to the hearing.
